Many people would answer the question, "why sell for over asking" by saying it is because they want more money for the sale of their home. Don't get me wrong, that is a very nice benefit however it is not the only one you should consider. There are many other benefits to selling for over asking that you should evaluate when coming up with the right list price for your home.
I'd like to give you an example. I recently sold a property at 2113 Ruhland Ave. in Redondo Beach in FIVE days for over asking. While it certainly isn’t common for me to sell a home for $126,000 over asking, I do sell 98% of my Listings at or above List Price and most of those homes sell for 4% above List Price or more! I also sell 98% of my Listings in 10 days or less – a Record Time compared to the average days on market in the South Bay of 59 Days! This means less time the seller has to keep the home spotless, less times the seller needs to drop and run from the house for more showings and less chances of the home sitting on the market and becoming stale. This also gives the sellers more bargaining power when it comes down to negotiating the terms of the sale AND getting them through escrow.
